Barndominium Kits: how the work runs

Four stages, in this order. The sequence matters more than it looks: settling who has jurisdiction, the septic answer and any permits before anything is fabricated is what keeps a Kansas build from stalling.

Size, layout and the shop split

We start from footprint, eave height, door and window openings, and how much of the building is living space versus shop. That split drives the frame more than square footage does: a wide shop door in a gable wall, a tall eave for equipment and a lofted living wing each change the members. Get your jurisdiction's design values

Before a frame is sized we get the design criteria your city or county publishes with the code it has adopted: ground snow load, design wind speed and frost depth. Those numbers are set locally, not by the state, and they differ between Kansas jurisdictions. Where a county has adopted no building code, there is no published table, and the design values have to be agreed with the kit manufacturer in writing instead.

Fabrication and delivery

The frame is fabricated and delivered on a date you confirm.   • Design wind speed and exposure

    Wind drives the frame, the bracing and the anchor bolts more than any other load on an open Kansas parcel. A site on flat, open ground carries more design wind pressure than one sheltered by trees and buildings, so the same kit can price differently a few miles apart.

  • Snow load and roof geometry

  • Openings and door count

What is included in a barndominium kit?

Kansas law does not require a licensed architect or engineer to prepare plans for a building with no more than two dwelling units. Your building department may still ask for sealed structural drawings, and the kit manufacturer's frame design is typically prepared under its own licensed engineer. We confirm what your jurisdiction wants before ordering.
Is a barndominium kit a prefab or manufactured home?
It is prefabricated in the sense that the frame and panels are cut and fabricated off site and delivered ready to assemble, but it is put together on a foundation on your land like any site-built house. A manufactured home is built in a factory to federal manufactured-housing standards and delivered in sections; a barndominium shell kit is not that, and it is permitted and zoned as a site-built home.
Steel kit or post-frame kit?

Is a kit cheaper than a builder-delivered barndominium?
