Barndominium Builders in Crawford County, Kansas

Outside the city limits of Pittsburg, Girard and the county's smaller towns, a new home goes through the Crawford County Zoning Department at the courthouse in Girard. Its construction application covers all rural unincorporated areas, lists a new single-family residence as its own category, and has to come back with a sketch of the parcel showing setbacks, the driveway and every building. A wastewater permit from the county's Environmental Health office runs alongside it, and the floodplain administrator reviews the site before the permit is issued. We design and supply barndominiums, shop houses and metal building homes for rural land throughout the county, from reclaimed farm ground to wooded tracts near the old strip pits. Some owners want the whole build handled; others buy one of our barndominium kits and use local barndominium contractors for the erection and interior, with licensed trade contractors doing the plumbing, electrical and HVAC. Southeast Kansas land has its own history here, including thousands of acres that were surface-mined for coal, so we look at the parcel before we look at floor plans. Start the survey with your legal description and we will map the county steps for that site.

County-issued permitWho issues the permit

Crawford County Zoning Department (Zoning & Floodplain Administrator), Courthouse, Girard

For all rural unincorporated land, the Crawford County Zoning Department takes the construction application for a new single-family residence, and the Flood Plain Administrator must review it before the permit is issued. A wastewater permit from the county Environmental Health office is applied for at the same time. Incorporated cities, including Pittsburg and Girard, handle permits inside their own limits.

Under the Crawford County Zoning Regulations (June 2017 edition), every lot in the AG Agricultural District must be at least 40 acres, with a quarter-quarter section accepted even if it nets slightly less, a 330-foot minimum width, a 660-foot minimum depth and 30-foot front, side and rear yards. Lots created by an approved agricultural lot split are excepted from the lot size.

Perc test and acreage

Mined land
The Kansas Geological Survey reports that about 22,000 acres of land in Crawford County were surface-mined for coal before January 1969, when reclamation became required, and that shallow wells in the Krebs Formation of southeast Crawford County yield much less water during drought.

Building on land near Crawford County

Rural parcels in Crawford County range from open cropland to timber and reclaimed mine ground, and the zoning district sets the first limit. In the AG district a home site needs 40 acres or a quarter-quarter section unless it comes from an approved agricultural lot split, so the county's Rural Residential district, with smaller minimums, is worth checking. Soil is the second limit, since the county can order a percolation test before permitting and some ground will not take a septic field. Water is the third: check with the rural water district early, because a shallow private well can fall short in a dry year. Post frame homes and pole barn homes suit these tracts, with room for equipment beside the living space. Look at the flood maps before signing.

Building in Crawford County: questions

Start the survey
How much does it cost to build a barndominium in Crawford County?
The parcel does a lot of the deciding. A tract with rural water at the road and good soil for a septic field is simpler to prepare than one that needs a lagoon, a long drive and a culvert from the county road department. After that come the size, finish level and shop share of the building. For third-party figures, read the barndominium cost guide before you set a budget for the southeast Kansas tract you have in mind.
Do I need a building permit for a barndominium in Crawford County?
Yes, on rural unincorporated land. The Crawford County Zoning Department in Girard issues it from the county construction application, after the floodplain review, and the Environmental Health office issues the wastewater permit alongside it. Inside Pittsburg, Girard or another city, go to that city instead. Our permitting service shows how we put the drawings together.
Can I build a barndominium on reclaimed strip-mine land?
Sometimes, but treat it as a site question first. Thousands of acres here were surface-mined before reclamation was required, and the county's own buyer guidance mentions flooding, runoff and mine shafts as local problems. Get the soils and ground conditions checked by a qualified third party before you buy. Tell us about your land and we will say what we would want to know.
Do you sell barndominium kits for Crawford County projects?
Yes. A kit gives you the engineered steel frame or post-frame package from the manufacturer and the drawings the county needs, and your own crew takes it from there. Browse our floor plans for layouts that fit a rural southeast Kansas tract, then start the survey.
