Ford County Planning, Zoning & Environmental Health Department (zoning certificate)
On unincorporated land the county's permit for a new home is a zoning certificate from the Zoning Administrator, backed by a scaled site plan; the county's 2025 fee schedule states a certificate is required for all construction. A certificate of occupancy follows before the home is lived in. The same department issues septic and well permits. Cities inside the county, such as Dodge City, permit construction separately.

- Agricultural district lots
- Ford County's zoning regulations require every lot in the "AG" Agricultural district to be at least 40 acres, allow up to two dwellings on each forty acres, and set a minimum lot width and depth of 660 feet.
- Zoning certificate
- The county's 2025 fee schedule states that a zoning certificate is required for all construction, and that the fee for a single-family dwelling or accessory building is waived for individual owners building on their own property.
- Septic minimum site
- The Ford County Environmental Code, covering all unincorporated areas, will not approve a wastewater site of less than two acres, or one acre where an approved public water supply serves the lot. Systems permitted since February 1, 1997 must meet KDHE Bulletin 4-2.
- Septic and well setbacks
- The county's setbacks sheet records a sanitary code adopted May 24, 1993, a 20-foot minimum from lateral lines to the house foundation, no septic systems in the 100-year floodplain, and a county permit for a domestic water well.
- Dodge City permits separately
- Inside Dodge City, residential construction goes through the city's own building inspections, which list the 2018 International Residential Code among the adopted codes.

Building on land near Ford County
Rural land in Ford County is sized by two rulebooks at once. The zoning regulations want forty acres per lot in the agricultural district, with room for two homes on that forty, while the environmental code sets a two-acre floor for any septic site. Floodplain ground is off the table for a septic field. That favours buyers who can take a quarter-quarter section, and it makes post frame homes with a big equipment bay a natural fit.
