Barndominium Builders in Olathe, Kansas
Olathe is mostly suburban, but it has a rural edge where subdivisions give way to open tracts, and that edge is where most barndominium enquiries from here land. The line on the map matters. Inside the city limits the City of Olathe handles the building permit; just past the limits, on unincorporated land, Johnson County's Building Codes division takes over with its own zoning, septic and drawing requirements. We design and build barndominiums, shop houses and metal building homes for owners near Olathe on either side of that line. Some want a turnkey house; others buy barndominium kits and finish the interior with their own crew, while licensed trade contractors handle plumbing, electrical and HVAC. Because several county offices sit in Olathe, including the environmental division that handles septic permits, the paperwork for a rural build here is at least close at hand. What we need first is the parcel: its address or tax ID tells us which office has it, whether a sewer main is available, and what the zoning allows. Start the survey and we will work it out before any drawings are ordered.

City of Olathe inside the city limits; Johnson County Building Codes on unincorporated land
A home inside Olathe is permitted by the city, not the county. Johnson County's permit page tells applicants to check the address first: if it returns a city name, the application goes to that city; if it returns the unincorporated area, the county issues the permit. Parcels at Olathe's rural edge can fall on either side, so check before buying.

- County code outside the city
- On unincorporated land around Olathe, Johnson County enforces its Code of Regulations for Buildings and Construction, 2018 Edition, built on the 2018 International Codes including the International Residential Code. The county adopted it on 12 March 2020 with an effective date of 1 July 2020.
- Unzoned land defaults to rural
- Article 8 of the county's Zoning and Subdivision Regulations deems any unincorporated land not shown in a zone on the zoning map to be in the Rural District, where Article 9 requires a nominal lot area of at least 10 acres per dwelling.
- Septic permits
- The Johnson County Department of Health and Environment's Environmental Division, based at the Sunset Drive Building in Olathe, runs the on-site sewage program: it permits residential septic systems where no public wastewater system is available and inspects new systems.
- Address and entrance permits
- For a new house on unincorporated land the county will not issue a permit without an address, and a first structure on a property needs an entrance (driveway) permit from Johnson County Public Works. Where a septic or entrance permit was required, their final reports must be in before the final building inspection.
- Contractor licensing
- Kansas has no state contractor licence; the Kansas Business Center directs Johnson County work to Johnson County Contractor Licensing and notes a county permit may be required for cities in Johnson County.

Building on land near Olathe
Inside Olathe most homes sit on platted lots, so a steel home in the city is a lot-by-lot question of zoning and any subdivision covenants. The larger tracts sit on the rural edge and past it, in unincorporated Johnson County, where the default zoning asks for ten acres per house and the county septic program decides where the drain field can go. That is the ground where post frame homes and pole barn homes make the most sense, with room for a big shop door and a turnaround. Get the address assigned, confirm the jurisdiction, and budget for the county's entrance permit if the house is the first structure on the land. Our [Johnson County page](/areas/johnson-county-ks/) covers the unincorporated rules in more depth.
