Barndominium Builders in Wichita, Kansas
In Wichita the city and Sedgwick County share one building office. The Metropolitan Area Building and Construction Department, known locally as MABCD, is a joint City of Wichita and Sedgwick County department, so the same plan reviewers and inspectors handle a lot inside the city and many acreages outside it. That simplifies a barndominium project, but it does not make every parcel alike. Sewer or septic, public water or a private well, and the zoning district all change what can go on the ground. Metropolitan Area Building and Construction Department (MABCD), a joint City of Wichita and Sedgwick County department
MABCD reviews plans, issues residential permits and inspects construction through final occupancy for Wichita. Because the department is shared with Sedgwick County, it also oversees construction in Sedgwick County and runs floodplain and land-use work in the unincorporated areas, so a parcel just outside the city limit usually lands at the same counter.

- Frost depth
- 24 inches. City of Wichita Ordinance No. 50-833, which brought the 2018 International Residential Code into the Wichita/Sedgwick County Unified Building and Trade Code, amends Section R403.1.4.1 to state that frost depth in Wichita is 24 inches.
- Expansive soils
- The same ordinance adds Section R403.1.8: foundations and floor slabs on expansive soils must be designed to Section 1808.6 of the International Building Code or to the Wichita Foundation, Basement and Slab-on-Grade Standards for One and Two Family Dwellings (August 30, 2011).
- Contractor licensing
- MABCD administers contractor licensing for Wichita and Sedgwick County, and its budget document states that most work requiring a permit must also be performed by a licensed contractor.
- Septic and lagoon permits
- Inspections and permits for on-site waste systems (septic systems and lagoons) in unincorporated Sedgwick County and the City of Wichita go through MABCD, per the Sedgwick County Conservation District's cost-share requirements.
- Lot size without sewer
- The city's plat review requirements set 20,000 sq ft minimum where public water is available and 40,000 sq ft with neither public water nor sewer (perc 1 inch in 60 minutes or faster); slower perc means a 5-acre minimum and a lagoon. Average groundwater depth must be at least 10 feet.
- Zoning
- Zoning is set by the Wichita-Sedgwick County Unified Zoning Code, with the Wichita-Sedgwick County Metropolitan Area Planning Department handling zone changes and variances.

Building on land near Wichita
Land near Wichita splits into two kinds of project. On a sewered lot inside the city the questions are zoning, setbacks and the foundation design, since the local amendments send slabs on expansive soil to an engineered design or the city's own slab standards. Out on acreage, the septic system sets the parcel size before the house does: a soil that percolates slowly pushes the minimum to five acres and a lagoon, and a shallow water table can rule a site out. That is why post frame homes and pole barn homes are popular on the rural edge, where a large shop bay and a modest living area share one roof on a tract big enough for its own wastewater system. Ask for the soil test before you close on the land.
