Barndominium Builders in Harvey County, Kansas

Harvey County sits between Wichita and the wheat ground around Hutchinson, and most of its countryside is farmed under the county's A-1 agricultural district. Outside the city limits, one department runs almost everything a new house touches: Harvey County Planning, Zoning and Environmental reviews the building permit, the private sewer permit, the domestic well permit and any floodplain work. That makes a rural project here easier to map out than in counties that split those jobs between several offices. We design and supply barndominiums, shop homes and metal building homes for owners building across Harvey County, from a quarter section off a township road to a smaller tract split from a family farm. Some owners want a finished home handed over; others take one of our barndominium kits and bring in their own crew, with licensed trade contractors doing the plumbing, electrical and HVAC. Before anything is priced we check the zoning district, the road frontage and setback line, and where the septic field and the well can legally sit. Tell us about your land in the survey and we will lay out the permits it needs.

County-issued permitWho issues the permit

Harvey County Planning, Zoning and Environmental Department

On unincorporated land the Harvey County Planning, Zoning and Environmental Department reviews building permits, and the county states that permits are required for all permanent, semi-permanent and temporary structures. The same office handles zoning, subdivision and floodplain building. Land inside an incorporated city is permitted by that city instead.

Homes in the A-1 district
Article 9 of the Harvey County zoning regulations permits one single-family dwelling for each quarter-quarter section in the A-1 Agricultural District, not counting farm residences, plus dwellings for extended farm family or farm employees on the same farming unit.

A-1 setbacks and septic spacing
The A-1 table sets a front yard of 150 feet from a county road centerline and 80 feet from a township road centerline. A septic absorption field must sit at least 100 feet from a property line and 25 feet from the house it serves, and a private water well at least 100 feet from a sewage disposal system.

Sewer and well permits
Harvey County requires a sewer permit for every new or modified private sewer system, reviewed by the county environmental officer with a possible site visit or soil profile test. A well permit is required for domestic, lawn and garden or livestock wells in the unincorporated county.

Building on land near Harvey County

Rural land in Harvey County is judged first on density and distance. In the A-1 district a non-farm house generally needs its own quarter-quarter section, and the deep road setbacks push the house well back from a county road. Much of the county also sits over the Equus Beds, the aquifer that supplies drinking water across this part of the state, so the county reviews every private sewer and well and keeps the septic field a long way from the property line. Post frame homes suit these tracts, since the shop, the equipment bay and the living space can share one building set back on a large lot. Check the floodplain map and ask the county about the sewer permit before you close.

Building in Harvey County: questions

Start the survey
How much does a barndominium cost in Harvey County?
The tract sets much of the budget: a long driveway to meet the setback, a private well, a septic field sized for the soil and any floodplain work all come before the shell. After that, floor area, finish level and the size of the shop bay drive the number. Our barndominium cost guide walks through sourced ranges, and the survey lets us price your actual parcel.
Do I need a building permit for a barndominium in Harvey County?
Yes, on unincorporated land. Harvey County Planning, Zoning and Environmental reviews building permits outside the city limits, and a new private sewer system and a domestic well each need their own county permit. If the land is inside a city, that city permits it. Our permitting service explains how we assemble the drawings for the application.
Can I split off a few acres from a farm to build?
Sometimes, but check the density rule first. The A-1 district allows one non-farm dwelling per quarter-quarter section, with separate provisions for farm family and farm employee housing on the same farming unit. The county handles split-offs and plats, so ask its planning office before you agree on a boundary.
Do you build pole barn homes in Harvey County?
Yes. Pole barn homes and steel-framed shop houses both fit farm ground in the county, and we can supply the package alone if you already work with other barndominium contractors or a local framing crew. Browse our floor plans for layouts that pair a work bay with living space.
