Barndominium Builders in Reno County, Kansas

Reno County is one of the places in Kansas where a rural house gets no county building inspection at all. The county's planning office says plainly that it does not enforce or implement building codes, so on unincorporated land around Hutchinson, Nickerson and the wheat country beyond, nobody from the county checks a footing or a frame. What the county does require is a zoning permit, and that permit is tied to a water and wastewater sign-off and, where the land is mapped, a floodplain permit. We design and supply barndominiums, shop houses and metal building homes for owners building in Reno County, and we draw them to a current model code even though the county does not demand it, because a lender, an insurer or a later buyer usually will. Some owners want a turnkey home; others take the package and hire barndominium contractors they already trust, with licensed trade contractors doing the plumbing, electrical and HVAC. Before anything is ordered we confirm whether the tract is zoned, where the septic field and well can go, and whether any part of it sits in a mapped flood zone. No residential building permitWho issues the permit

No county residential building permit; Reno County Planning & Zoning issues the zoning permit

Reno County states that it does not enforce or implement building codes and requires no HVAC, concrete or other code inspections. A zoning permit from the county planning department is still needed for new structures over 120 square feet, along with a health department water and wastewater form and, in a floodplain, a floodplain development permit. Cities such as Hutchinson permit inside their own limits.

Building codes
Reno County Planning & Zoning: the county does not enforce or implement building codes. It suggests all construction be built to the latest building code standard, but no inspections are required for HVAC, concrete or any other building-code item.

Zoning permit
A zoning permit starts with an application to the county planning department to check the project against the land development regulations, plus a health department water and wastewater form confirming the site does not interfere with the septic system or well. Structures of 120 square feet or less need no zoning permit. The county asks applicants to book an appointment first.

Unzoned land
The county publishes a map of its zoned and unzoned areas (2024). Owners of un-zoned property are still told to contact the planning department before building, because floodplain, entrance, septic and well permits may apply.

Floodplain
Any man-made change within a floodplain, including a structure of any size, dirt work or some septic systems, needs a Reno County floodplain development permit, and the state permit from the Division of Water Resources must be issued before the local one. The county has new floodplain maps for the Arkansas River and Cow Creek watersheds.

Septic and well contact
Questions about a septic system or well go to the Environmental Division of the Reno County Public Works Department, according to the county's planning and zoning FAQ.

City sewer near Hutchinson
Hutchinson's city code (Section 19-205) permits no sewer connection for areas outside the city limits until the developer or owner obtains approval from the city's governing body, so county land next to town should not assume city sewer.

Building on land near Reno County

Across unincorporated Reno County the soil and water decide more than any inspector does. With no county building inspection, the checks that remain are the zoning permit, the septic and well review and the floodplain, and the river valleys carry most of the flood risk. A tract on the edge of Hutchinson may look like it could tie into city sewer, but the city approves connections outside its limits case by case, so budget for a septic system unless you have that approval in writing. Pole barn homes and post frame homes suit the larger wheat-country parcels, where a wide shop bay and a modest living area can share one roof well clear of the wastewater field.

Building in Reno County: questions

Start the survey
How much does a barndominium cost in Reno County?
Site work usually moves the number most: a well, a septic system, a long lane from the road and any fill needed in a flood zone. After that the size of the home, the finish level and the shop bay decide the rest. Our barndominium cost guide sets out sourced ranges, and the survey lets us price your tract.
Do I need a building permit for a barndominium in Reno County?
Not from the county on unincorporated land: Reno County does not enforce building codes or inspect construction. You still need a county zoning permit for anything over 120 square feet, a water and wastewater sign-off, and a floodplain permit if the site is mapped. Inside Hutchinson or another city, the city permits it. Read our permitting service for how we package plans for the county.
Should I build to code if the county does not inspect?
The county itself recommends building to the latest code standard, and lenders and insurers often expect it. We draw every home to a current model code, and a third-party inspection is worth considering on a rural build. Browse our floor plans for tested layouts.
Do you sell barndominium kits for land in Reno County?
Yes. Owners who want to manage their own crew can order barndominium kits with drawings and the building package, and we can quote a finished build as well. See our kits service.
